What a new home needs to be approved.

A new house is assessed against the planning scheme for the site and the National Construction Code. Most compliant designs move quickly. Overlays, non-standard setbacks and difficult sites are where the pathway changes.

Gold Coast & Brisbane (QLD)

A new dwelling that complies with the planning scheme and the Queensland Development Code is approved by a private building certifier. Departures from setbacks, height or site cover need a siting variation or a development application to council. Flood, bushfire, coastal and character overlays bring extra requirements that we design for from the start.

Tweed Shire (NSW)

Many new homes in the Tweed can proceed as complying development through a private certifier where the site and design meet the housing code. Otherwise a Development Application to Tweed Shire Council, followed by a Construction Certificate. Bushfire and steep-land provisions are common in the hinterland.

Energy efficiency and engineering

Every new home needs an energy rating and structural engineering. We design to make the rating achievable without expensive add-ons, and coordinate the engineer so the drawing set arrives complete.

What is the difference between a building designer and an architect?+

Both design homes. A building designer in Queensland is licensed by the QBCC to design and document buildings within their licence class, which for us covers residential and many commercial projects. Fees are usually lower than an architect’s for the same drawings. Our designer is QBCC licensed and VBA registered.

Can you design a home for a sloping block?+

Yes, and it is a large part of our work in the Tweed and the Gold Coast hinterland. Sloping ground rewards design that works with the fall and punishes documentation that leaves retaining, drainage and access to be discovered during construction. We treat those as design inputs.

Do you build?+

No. We are building designers, not builders. We design and document the home, and you take the drawings to the builder of your choice, or to several for competitive pricing. That independence is the point.

What do I get at the end?+

A complete drawing set: site plan, floor plans, elevations, sections, schedules and specification notes, prepared to the standard a builder can price from and a certifier can assess with few requests for information.

How long does new home design take?+

Concept design is usually a few weeks depending on how quickly decisions are made. Full documentation follows once the concept is settled. Approval times then depend on the pathway your site qualifies for.

How do fees work?+
